Black Flag Properties redeveloped a 30,000 SF Flex building near the Westgreen and Interstate 10 Interchange. Development efforts included parking lot adjustments, parapet improvements, exterior paint, lighting, tenant signage, and project landscaping.
Black Flag Properties leased the asset for the partnership, resulting in a sale at 100% occupancy in 2019. The Project saw an increase in rents by 35% over 2 years blended and an increase in average lease terms from 16 months at the date of purchase to 39 months at the date of sale.
